Oberoi Realty clarifies its Rs 5,400 Cr bid to RLDA for a 99-year lease of about 11 acres of railway land in Bandra East, adjoining Western Express Highway, Mumbai, with FSI potential of about 19.50 lakh sq ft. Of the total, Rs 495 Cr is payable upfront in two installments within 150 days of demand (Rs 247.50 Cr each). The balance Rs 4,905 Cr is the NPV of a 45 percent revenue share payable from time to time till 2038, discounted at 10.75 percent. The company will bear the entire cost of development and construction.
Confirms large long-term commitment for a marquee Bandra East project; cash outflows are staggered through 2038 reducing near-term strain.
