Prestige Estates has consolidated its ownership in two partnership firms involved in real estate development. Through its wholly owned subsidiary Prestige Falcon Malls, it bought the remaining 49% stake in Prestige Notting Hill Investments, taking its holding to 100%. It also bought 48.99% in Prestige AAA Investments, raising its stake to 99.99%. Together, the company is paying retiring partners about Rs. 3,256 million in cash, to be settled by July 31, 2025. Notting Hill owns 70% of the Forum South Bangalore retail mall, while both firms focus on real estate and construction. The deals were completed on July 7, 2025, and are not related-party transactions.
This is a stake consolidation move that gives Prestige Estates full control over two real estate entities, simplifying the group structure and ensuring 100% economic benefit from these projects going forward. The cash outflow of roughly Rs. 325 crore is modest relative to the company's size, so the near-term impact on the stock is likely neutral but adds long-term clarity on asset ownership.
