Smartworks Coworking Spaces Limited has leased a new campus at Sattva Aura on Bengaluru's Outer Ring Road, spanning approximately 4.92 lakh sq. ft. This is part of the company's strategy to expand large-format managed campuses in key enterprise corridors. The location on the Marathahalli-Sarjapur stretch is a premier Grade-A commercial area popular with technology companies and Global Capability Centres. Smartworks already operates multiple campuses across Bengaluru's commercial districts. The company recently reported FY26 revenues of ₹1,796 crore, up 31% year-on-year, with over ₹5,200 crore in contracted rental revenue. As of March 2026, Smartworks has a total footprint of ~16.1 million sq. ft. across 66 centres in 15 cities in India and Singapore.
This lease strengthens Smartworks' market position in Bengaluru, a key enterprise hub, and supports its growth trajectory as the largest managed office platform in India. The expansion indicates continued demand for managed office spaces from large enterprises and GCCs.
