Smartworks Coworking Spaces has signed a lease for approximately 4.92 lakh sq. ft. at Sattva Aura on Bengaluru's Outer Ring Road, a prime Grade-A commercial corridor. This is the company's first campus in the Marathahalli-Sarjapur micro-market and expands their existing Bengaluru portfolio which includes centres in Hebbal, Bellandur, and Koramangala. The new campus features modern office infrastructure, parking, cafeteria, gym, and training rooms. Smartworks operates on a model of leasing large buildings from developers and converting them into managed enterprise campuses. The company recently crossed 10 million sq. ft. of operational portfolio and reported FY26 revenues of ₹1,796 crore, up 31% year-on-year, with over ₹5,200 crore in contracted rental revenue.
This lease demonstrates continued demand for managed office space from enterprises and Global Capability Centres, and expands Smartworks' presence in a high-demand Bengaluru micro-market. The lease adds to the company's contracted revenue pipeline and operational footprint of 16.1 million sq. ft. across 15 cities.
